Advertising We adverties the active rental properties on many web sites including Craigslist.com, Realtor.com, postlets.com, integrityplace.com and many others. We also advertise in the MLS (Multiple Listing Service) which automatically takes the ad to hundreds of web sites that potential tenants would be searching and agents representing tenants would be searching.
Showing the Properties We are available on weekdays and weekends to show the properties to potential tenants. We secure the property after every showing. While showing the properties, we have the opportunity to screen the potential tenants with questions as to where they are moving from, why they are moving, where they work, etc.
Assistance in Preparing the Property for Rent When we start managing a property, we sometimes find that the property is not up to the standard that that the tenants should be able to expect. We have contractors and handy men that give us great pricing and great workmanship to prepare the properties for rent. We assist in scheduling the workers and you pay the contractors or we pay them from moneys collected for that property. If the property is in poor condition, the good tenants won't accept it. Only bad tenants will accept properties in poor repair. Then they make them worse. We don't want that!!!
Tenant Screening Before we place a tenant in a property, we want to make sure they are going to pay the rent on time and take care of the property. In order to insure these things we screen them very well. Our screening process includes, but is not limited to:
- Credit report
- Criminal and Background check including previous evictions
- We want to see a copy of their most recent pay check stubs showing year to date income and previous years W2's or tax returns for self employed people
- We want to see bank statements showing their savings amounts
- We call employers, previous landlords and references
Contracts The forms and contracts we use are created by the California Association of REALTORS (CAR) and are updated as laws change. They are backed by the attorneys of CAR.
Inspections on Move in and Move out Before a tenant moves in or out, we perform an inspection where we document the condition with photos of the entire property and using a MIMO (Move in Move out) Form where we document in writing the condition and anything needing to be deducted from deposit.
Rent Collection We collect the rent and security deposits from the tenants. If the rent isn't received in a timely manner, we charge them the late fee and serve them with the necessary notices and eviction when necessary.
Bill Paying
We pay bills pertaining to the property such as:
- Gardener
- Pool Service
- HOA Dues
- Contractors
- Utilities
- Insurance
- Pest Control
- Property Taxes
- Other bills pertaining to the property
Scheduling Repairs & Maintenance From time to time we will need to get repairs or maintenance done on the property. We will schedule the work and pay for the work from rents with your authorization. Tenants that need work can fill out a repair request from this web site or call us at any hour of the day or night.
Periodic Inspections of the Property To assure that the property is being maintained by the tenants and that there aren't any water leaks, etc. we perform inspections about every 6 months.
Serving Notices Whenever needed, we will serve the tenants with notices, such as 3 day notice to pay or quit, 60 day notice to vacate the property, 24 hour notice to enter the property or any other notice necessary by law.
Evictions In the rare situation where we need to evict a tenant, we have an attorney that specializes in evictions. He charges between $550 and $775 depending on whether he needs to appear in court or not. We would most likely have the tenant out of the house in under a month and a half. They also provide collections of uncollected rent and fees.
Property Searches for Tenants and Owners We provide searches for potential tenants to locate available rental properties. We also provide owners with the ability to search for properties to purchase.
Monthly and Annual Reports to the property owner After the rent is collected and the bills for that month have been paid, we send a check with a statement to the owner showing the income and expenses for that month. At the end of the year we send an annual statement showing the whole years income and expenses.
